When Colliers were appointed to the management and leasing of 1 Martin Place, there were several challenges with retail elements being part of a strata and lease hold agreement. Similarly, as a heritage listed building, there were a number of challenges in terms of maintenance and WHS requirements.
We needed to immediately understand the requirements of shared services and common areas between the strata and leasehold and freehold. We prepared a strata shared services document to detail the responsibilities, list of assets, locations, services and proportion of cost sharing. We attend all strata meetings to ensure we understand the complexities and dynamics of this complex shared services structure. We have put in place policies and procedures to ensure management between the various parties is streamlined and in the best interest of the owner and tenants.

The body shop was looking for a service provider to manage their 91 retail sites nationally, offering a dedicated, retail expert to lead the account day to day.
During a competitive RFP process, Colliers presented an approach that included integrating retail experts across service lines including Occupier Services, Retail Leasing and Consultancy to demonstrate the expertise across the entire asset class. Services encompass lease administration, account management, site research, site recommendations and representing The Body Shop in negotiations for new sites and lease renewals.

The Collaboration between the Project Leasing, Project Management and Retail Management teams resulted in combined one stop approach submission for the client, Leakes Road Rockbank Pty Ltd. This is a joint venture between Mirvac and Victoria Investment Properties (VIP). Our team demonstrated the clear advantage to the client of putting their asset in the capable hands of Colliers across both Retail Leasing and Retail REM, as a coordinated, streamlined retail asset strategy would deliver success.
Situated in Melbourne’s western growth corridor, Woodlea Town Centre will offer circa 10,000sqm of retail amenity to the booming new suburbs complimenting the new parklands, education, employment and community services.

Competing with a brand-new Coles, Liquorland, McDonalds and 15 specialty shops immediately across the road, our client, Fabcot Pty Ltd (trading as Woolworths) required a retail leasing partner deliver a fully leased building within a tight deadline.
The property represented an opportunity to lease a strip of specialty shops on a separate strata adjacent to the new Woolworths Supermarket in Lara. Adding to our challenge, was the established Lara High St retailers with each tenancy having to provide their own amenities due to the strata layout.
Through our effective marketing channels, we utilised onsite signage, listings on property portals CommercialRealEstate.com.au, Realcommercial.com.au and colliers.com.au, a targeted strategy through our CRM database and email marketing channels and backed up by a great brochure to achieve the best results possible.
