Overview

97 Franklin Street was a site that had been strategically identified by Colliers International as one that while a residential permit was achieved, was suitable for a purpose built student accommodation development. Having a unique understanding of the buyers for such assets and their specific buying requirements, Colliers identified Scape as the most likely buyer of the asset.

Approaching the owners of the asset, an offshore Chinese developer who was being assisted by a local development partner, Colliers identified the suitability of the site for a PBSA development and highlighted the appetite of buying groups to the vendor entity.

The resultant acquisition was the largest acquisition of a site for a PBSA development and allowed the purchaser significant scale of development in this burgeoning precinct. The vendor was able to take advantage of market conditions and achieve a pricing uplift of 35% in less than 18months of ownership. The development on completion will provide a large PBSA development with over 700 beds and significant education space on the lower levels of the development.
