Situation

Colliers International were appointed by the owners of Chadstone Shopping Centre, the largest retail centre in the southern hemisphere, to undertake an operator selection for the development of a new Hotel at the centre. The owners have been working for a number of years to bring a hotel to Centre, and appointed Colliers as the most capable agency to identify and negotiate with operators for the development of the hotel.

The eventual operator was selected after a competitive tender process involving 12 major hotel operators, with Accor selected to operate the $130m hotel which is to consist of 250 rooms and is due to open in late 2019.

Situated alongside the Colliers Chadstone office, the development of the hotel will be the next major expansion for Australia’s largest shopping centre and will continue to evolve the precinct from a traditional shopping centre to major entertainment and office precinct.

St Regis Hotel, Flinders Bank, Melbourne

Challenges

Colliers international were engaged by Century Group Australia, the owner of the former World Trade Centre site at the corner of Flinders and Spencer Streets, to undertake an operator selection for a luxury hotel proposal which is to form part of the redevelopment of this gateway site. Century Group Australia is a subsidiary of a prominent Chinese developer, who’s interest include residential developments, convention centres and hotels. ​ Owning more than a dozen hotels across China, this is the group’s first foray into the Australian Market.

Colliers International undertook an international operator selection process with true luxury being the focus of the proposed hotel. ​ A number of hotel operating companies were aggressively seeking the site given both the location and surrounding amenity along with the quality of the development partner.

Marriott’s St Regis brand was engaged after a two staged operator selection process which resulted in Australia’s first St Regis Hotel being announced to operate a 168 room hotel due to open in 2022. ​ The entrance of St Regis brings the ultimate luxury brand to the Melbourne hotel market and has been well received since the announcement in mid 2018.
