Peregrine Projects acquired a large development site in inner city Melbourne in late 2017 and looked to subdivide and on sell a component of the land. Colliers International were asked to identify a suitable purchaser that could acquire a component of the land for a complimentary use to be developed in conjunction with the vendors retention and development of the balance of the land.
Understanding the surrounding commercial office market and future demand for a hotel in the popular precinct, Colliers identified Tribe Hotels as the most suitable purchaser. Understanding the business model of Tribe Hotels and the locational preferences resulted in engagement on and agreement of acquisition terms within a matter of weeks.
The resultant acquisition allowed the vendor to capitalise on the demand from hoteliers to be in Collingwood and onsell part of the land before settling its initial acquisition. Whilst Tribe Hotels to secure a key site to be first to market in the development of a hotel. The two parties are now working together on the masterplan of the site, with the two properties to provide a multistorey office building and 150 key hotel.

The team recognised that serious investors could see through the drought cycle, and reassured the vendors that investing in a comprehensive marketing campaign would yield a positive result.
The marketing campaign consisted of all the primary print and digital touchpoints, including a Gold Google Adwords Package and exceptional quality video production. This campaign culminated in over 34,000 views on website listings, close to 20,000 views of the video, 49 enquiries and 5 serious bids, the top of which was well-received by the vendor.
Building on previous transactions in 2014 where the Agribusiness Transaction Services team sold Bengerang via Moree, the team were approached by Australian Food and Fibre who was seeking a succession plan for the minor shareholders and older family members from this previously ASX-listed and now private company. Rawdon Briggs oversaw 50% capital placement which was invested into the Joint Venture underwritten and secured by PSP Canada as a long-term capital partner for this expanding cotton and grain-growing agribusiness. The owners of ‘Lynora Downs’, an outstanding cotton property stretched across over 4800 hectares in the northern end of Queensland’s Arcadia Valley, had the asset listed with another commercial agency for sale. The long and protracted marketing campaign had failed to produce suitable offers.
Shaun Hendy, Colliers International Valuation & Advisory was contracted to provide advisory services for ‘Lynora Downs’, in which he was certain to focus on unearthing and bringing transparency to the value of the water resources associated with the property.
Shaun conducted the valuation requirements, and during the process Colliers worked with the client and identified surplus water rights and potential for additional development. This was supported with by independent hydrology report. Following the completion of the valuation, Rawdon Briggs and Colliers International Agribusiness Transaction Services team were invited to submit a proposal to take over the marketing process for sale, and was subsequently appointed to sell the prized asset.
The valuation was approximately 20% more than previous offers, but due to the additional value identified by Shaun, and the comprehensive marketing campaign conducted by Rawdon and his team, a contract was entered after strong competition by two serious buyers. The price achieved closely reflected the valuation completed.
Alan Stent-Smith purchased 220 Ha on the Capricorn Highway outside of Emerald with the goal of building a residence and grazing land, before it was subsequently re-zoned to Special Purpose Industrial use by the local council. The following 3 years consisted of many pain points with the council, during which Alan enlisted the assistance of Rawdon Briggs, Agribusiness Transaction Services and David Skerrett from Colliers International Strategic Advisory.
The project faced challenges in aligning and coordinating stakeholder interests and priorities and gaining the support from all levels of Government. Coordination was required to bring together all parties and to gain support for Government funding for major rail and road infrastructure without which the project could not be delivered.
Colliers presented a holistic approach to ‘step in’ to assist the client to realise the opportunity that the project presented. Agribusiness brought in Strategic Advisory to take the lead in facilitating the coordination of the project. Services provided included commercial advisory, deal management, stakeholder engagement in addition to master agency for the project.
